Australian building approvals are among the more volatile series in the local calendar, with the year-on-year reading routinely swung by lumpy multi-unit and apartment approvals rather than the detached housing segment, so an acceleration from an already firm prior reads less cleanly than a comparable move in a smoother series. The distinction that has mattered in past episodes is between approvals driven by volatile high-density projects, which tend to reverse in subsequent months, and broad-based gains in private houses, which carry more signal for dwelling investment several quarters out.
