The parties matter: BlackRock's private-markets arm, built out through its infrastructure acquisition, has form for large flagship transactions, while IFM is an established infrastructure investor with a long record in core-plus assets, so this reads as institutional capital recycling rather than a strategic trade sale. Data centre transactions of this scale have become the reference points for valuing the digital infrastructure complex, and comparables at premium multiples have tended to pull listed peers and private marks in the same direction. The distinction worth drawing is between a purchase of operating assets and a development pipeline: the former prices off contracted cash flows and power capacity, the latter carries construction and lease-up risk and typically clears at a wider discount rate. The follow-ons are confirmation of perimeter and price, the financing structure given the quantum involved, and any regulatory or antitrust commentary given the size.
