The distinction worth drawing is between new-home prices, which are shaped by developer discounting and administrative price guidance, and secondary-market prices, which have historically shown the steeper and more persistent falls and better capture true clearing conditions. Episodes of stabilisation in the annual rate have repeatedly proven premature in this cycle, with prior easing of declines followed by renewed weakness once policy support faded, so a single improving print has not on its own been read as a trough. The follow-ons that have mattered are the monthly momentum reading, transaction volumes in the tier-one cities that typically lead any recovery, and whether authorities respond with further purchase-restriction loosening or balance-sheet support for developers. For the offshore transmission channel, the steel, iron ore and copper complex has been the more reliable expression of Chinese property direction than the equity response to the print itself. As a lagging annual measure, the signal is confirmatory rather than market-moving on its own.
