The more meaningful comparison is with Halifax, due shortly after, where divergence between the two lenders' samples tends to flag measurement noise rather than a turn, while alignment in the same direction has been the more reliable signal of momentum. The transmission to policy runs through the consumer and credit channels rather than housing itself: persistent price weakness has in the past fed into MPC thinking via wealth effects and mortgage equity, whereas a stabilisation after soft prints, as this print suggests, typically gets read as one input alongside mortgage approvals and asking-price data.
