Context

Rightmove is an asking-price series, not a transactions measure, so its year-on-year drift deeper into negative territory reads as sellers marking down expectations rather than confirmed clearing prices, a distinction that matters because Halifax and Nationwide prints and the lagged official index have historically moved in the same direction but with smaller amplitude and a delay. In past UK housing slowdowns the asking-price gauges have turned first, with the mortgage-approval and lending data confirming or rejecting the signal a month or two later. The release sits outside market hours with thin liquidity, and sterling and gilt reactions to Rightmove alone have typically been muted; the established transmission runs through the rate-expectations channel, where sustained housing weakness has historically fed the case for a more accommodative MPC path and weighed on the front end only when corroborated by activity data. Sector exposure is more direct: UK housebuilders, estate agents and the domestically focused banks have tended to trade off the housing sequence as a group rather than off any single print. The follow-ons worth noting are the lender indices and the Bank's mortgage approvals, which determine whether this is seller realism or the start of a broader deterioration.
