The directional read is an uptick in the prevailing rate, consistent with either a drift higher in long yields or a widening in the primary-secondary spread, and the distinction matters: moves driven by the benchmark tend to track the curve, while spread widening reflects MBS demand and servicing economics. The transmission channel into the real economy runs through housing turnover and refinancing volumes, and at levels of this kind the refi incentive has historically been confined to recent vintages, leaving the lock-in effect on existing low-rate holders intact. Housing data sensitivity around these levels has tended to show up first in purchase applications and builder sentiment rather than in headline starts. The follow-ons are the applications indices, homebuilder commentary, and whether the move tracks the long bond or diverges from it. As a weekly print, the signal is confirmatory rather than new information.
