US MBA 30-Year Mortgage Rate (Oct/16) 7.41% (Prev. 7.50%)

What it means

The weekly MBA rate print is a second-tier release that rarely moves anything on its own; its function is confirmatory, tracking the 10-year Treasury plus the mortgage spread with a lag, so the direction here is already known to anyone watching the long end. The more informative variable in recent cycles has been the spread itself rather than the headline rate: origination margins and servicing valuations have kept the gap to Treasuries historically wide, meaning modest rallies in the long end transmit only partially into borrowing costs. Within the same release, the applications indices tend to matter more than the rate, since purchase and refi volumes show how demand responds at the margin, and refi sensitivity to rate dips has been a recurring tell for convexity flows in the MBS market. The follow-ons are the housing data chain, existing and new home sales and starts, which lag rate moves, and whether the decline in the rate is corroborated by the Freddie Mac weekly survey. As a standalone print, the signal is direction over precision.
