Context

The component split is where the signal sits: purchase applications carry information about underlying housing demand, while the refinancing index is largely a mechanical function of the prevailing mortgage rate, so a rise driven by refis after a rally in Treasuries means something quite different from one driven by purchase volumes. A swing from negative to modestly positive is well within the range of week-to-week volatility the series has shown across past cycles, including around holiday-affected survey weeks. What is worth watching is the multi-week direction of the purchase index relative to rate moves, and how the print sits against the pending and existing home sales data that follow on the calendar. As a standalone release, the precedent is that it moves nothing unless it corroborates a broader housing inflection.
