Its value has historically been as a high-frequency read on the housing channel of monetary transmission: the refinance component is acutely rate-sensitive and tends to lead moves in mortgage spreads and prepayment assumptions in the MBS complex, while the purchase component is the cleaner signal for underlying housing demand. In past easing and tightening cycles alike, sustained trends in this series, rather than single readings, have been what filtered through into housing starts and builder sentiment. The follow-ons that carry more weight are the monthly housing prints and the rate path itself, since small weekly moves in applications tend to track the move in benchmark mortgage rates with a short lag. As a second-tier weekly, the signal here is negligible.
