The distinction that matters is between a noisy single month and a sequence: this series is volatile, frequently revised, and swings with weather and rate-lock timing, so one soft print has historically meant little, while two or three consecutive misses have tended to feed the narrative that shelter demand is rate-capped. The series leads existing home sales by a month or two by construction, so the follow-on read comes through the existing sales print and the mortgage applications data that brackets it.
