  • National median home price for existing homes USD 417,500, +1.3% Y/Y (prev. USD 429,100 M/M).

Context

Existing home sales is a lagging series, recording closings on contracts signed months earlier, so modest beats against consensus have historically produced limited and short-lived reaction in rates and the dollar compared with forward-looking housing prints such as starts, permits, or pending sales. The read here is a volume print modestly above expectations against a low base, a pattern consistent with the extended stretch in which elevated mortgage rates have suppressed turnover by locking in holders of cheaper legacy mortgages. The detail that tends to carry more information than the headline is the supply side: months of inventory edging lower while the median price holds a year-on-year gain points to constraint on listings rather than demand strength doing the work, and in past episodes of this kind the price floor has been set by scarce supply even as transaction volumes stagnate. The month-on-month drop in the median price is seasonal and less informative than the annual comparison. Follow-ons worth noting are the pending sales and new home sales prints for the forward signal, and builder commentary on rate buydowns as the marginal clearing mechanism.
