UK ONS House Price Index (Aug) 0.4% Y/Y (Prev. 1.4%)

What it means

The ONS house price index is among the lagging measures of UK housing: it is compiled from completed transactions and published with a delay of several weeks, so by the time it prints the market has already absorbed the timelier lender indices from the major mortgage providers, which historically lead it on turning points. A deceleration of this size in the annual rate is therefore read as confirmation of direction rather than new information, and the series rarely moves gilt or sterling pricing on its own. The distinction that matters is between the lagging level data and the leading indicators: mortgage approvals, RICS balances and lender indices tend to turn first, and past cooling episodes have shown up there months before the official index. Where the ONS print has carried weight is at inflection points, when it validates or contradicts the signal from the faster surveys and feeds into the housing activity read that the Bank of England weighs alongside consumer credit and consumption. Follow-ons are the next lender index prints and approvals data, which will show whether the slowdown is extending or stabilising.
