US MBA Mortgage Refinance Index (Oct/23) 516.8 (Prev. 503.1)

What it means

The MBA weekly mortgage indices are high-frequency, low-tier releases that rarely move anything on their own; their value is as a real-time read on the rate sensitivity of the household sector rather than as a trading input. The refinance series is the more volatile of the two components and is essentially a leveraged function of the prevailing mortgage rate relative to the stock of outstanding loans: small declines in rates tend to produce outsized percentage swings in refi activity when much of the loan stock sits just out of the money, and muted responses when it does not. A modest week-on-week rise of this size is within the normal noise band for the series and says little about trend. The more informative pattern historically has been the split between refinance and purchase indices, since the purchase series tracks housing demand while the refi series tracks rate positioning, and the two frequently diverge. Worth noting alongside this are the concurrent mortgage rate print in the same release and the weekly volatility that surrounds holiday-affected survey weeks, which routinely distorts the seasonals. As a standalone print it is a non-event for rates and MBS; it feeds the picture only in sequence.
