US MBA Purchase Index (Oct/23) 134.1 (Prev. 129.2)

What it means

The weekly MBA purchase index is a high-frequency gauge of homebuyer mortgage applications, a leading input into pending and existing home sales a month or two out. A rise of this size is a positive directional read on housing demand, but the series is seasonally noisy and prone to weather and holiday distortions, and single-week moves are routinely retraced; the four-week average and the trend across releases carry more weight than any one print. The split worth drawing is between purchase applications and refinancings: the purchase component tracks underlying buyer demand, while refi activity is driven almost mechanically by the level of mortgage rates, so a purchase-led gain is the more meaningful signal for the housing cycle. Historically, prints of this tier move rates only when they align with the prevailing narrative on the housing side of the curve; Treasuries and homebuilders have tended to react more to confirmation across weeks than to one strong reading. The follow-ons are the next weekly print, the pending and existing home sales releases, and where purchase activity sits relative to prevailing mortgage rates.
